Our Conveyancing Law Firm

Conveyancing . Lawyer is a trading name of Bird & Co Solicitors LLP.

Bird & Co is a high street solicitors’ practice, with offices in Grantham, Newark and Lincoln. The business has been trading in one form or another since 1979, so we have nearly 40 years of history behind us.

Bird & Co in the Modern Age

We’ve changed a lot since our business started.

We now have teams of experienced conveyancers working in all three offices, and handling thousands of transactions every year.

Whereas a few years ago most of our clients would have come from our local area, like other high street law firms, nowadays many of our clients are from further afield.

We have clients all over the UK, and look after house sales and house purchases in every corner of the country, from the tip of Cornwall to the north of County Durham and Cumbria, as well as from the west coast of Wales to the east coast of Norfolk and Suffolk. (We can’t do Scotland of course – there is a different legal system north of the border.)

Our clients now come from all over the world. We’ve helped people in well over 30 countries buy or sell in the UK, and we’re just as at home working with an interpreter to advise a client in China over a Skype call, as we are dealing with a local client from just up the road.

Other things have changed too. Now we have state of the art modern IT systems to store all information relating to a particular file, and to assist our teams in handling your file properly. Much is automated so that nothing can be left to chance.

Indeed, in the old days lawyers’ offices were filled with mountains of paper. These days we’re working hard to reduce the number of trees we kill, so we work almost paperlessly with multiple screens and all mail being scanned or emailed rather than copied.

Our History

1979 - solicitors commence trading at 15 Castlegate, Grantham

1979 to 1985: Early Days

In 1979 a solicitors practice was established by Ms Sarah Gathercole at 15 Castlegate, Grantham – our present head office.

The firm traded with modest success, offering all the expected high street solicitor services.

May 1985 - Bird & Co Solicitors formed

May 1985: Michael Bird

In May 1985 Michael Bird, a solicitor who qualified in 1969 and had been practising in Nottingham city centre, joined the practice and took over control.

The range of services offered was improved and the firm began to expand.

1994: Chris Milligan joins

In 1994 Chris Milligan joined the firm, having previously practised as a barrister in Nottingham.

Chris rapidly rose through the ranks and greatly strengthened the firm’s criminal department.

1995: Estelle Conron joins

In 1995 family solicitor Estelle Conron, who had previously been practising in inner city Birmingham, joined the firm as an assistant solicitor.

1996 - Legal Aid Franchise

In 1996 the firm gained Legal Aid Franchise status; then an unusual step. This was the first stage in showing that the procedures of the firm were well ahead of those that were commonplace at the time. These efforts have continued to this day in the guise of Lexcel.

1998: Expansion

By 1998 it was apparent that additional premises were needed, so the building next door to the office on Castlegate was purchased and an extension built to house additional staff and facilities.

1999 - Estelle Conron becomes partner

Having practised as an assistant solicitor for four years, Estelle was made up to partner in 1999.

2000 - expansion in Grantham

With the preceding years including a number of takeovers and mergers, the firm was now much larger. A further building was acquired at 71 Castlegate to house the additional staff and infrastructure.

April 2000 - Mr Bird retires

In April 2000 Michael Bird left the partnership and ceased active practice. However, the firm that bears his name continued to go from strength to strength under the leadership of Chris Milligan and Estelle Conron.
2002 - Newark Office Opened

2002: Expansion to Newark

In  2002 the firm expanded from Grantham into Newark, another similar market town across the border in Nottinghamshire.

The office was initially on Middlegate, and then expanded into further premises nearby, until ultimately we arrived at our present home on Kirk Gate.

2003 - Jane Overland becomes a partner

In 2003 Jane Overland, who had worked with the firm for many years, became a partner.

Jane had initially started in 1996 as a secretary, but had progressed all the way to Head of Conveyancing after initially working as an assistant solicitor upon qualification. It was only right that in 2003 her dedication was rewarded.

Jane continued to work enormously hard and the current strength of the conveyancing team owes a great deal to her.

2004 - consolidation in Grantham

By 2004 the firm was outgrowing 71 Castlegate but a building had become available at 13 Castlegate, so it was now possible to join up the offices at number 15 with those at 12, 13 and 14A.

The final form of the Grantham office was now complete – though some would describe it as a “rabbit warren”!

July 2006 - conversion to Bird & Co Solicitors LLP

Change of legal status

In July 2006 Bird & Co Solicitors, until then an old-school partnership, changed status and become one of the modern Limited Liability Partnerships, an LLP with details recorded at Companies House. Notwithstanding the change of status, the business of the firm continued as normal.
May 2011 - Conveyancing Quality Mark Awarded

Conveyancing Quality Accreditation

conveyancing quality logo May 2011 brought the first of the new Law Society accreditations to the firm, and we are proud to maintain our Conveyancing Quality membership. Being part of CQS means we have to give our staff additional training, and have to maintain strict procedures and processes which all enhance the safety and security we can offer to our clients.
July 2011 - Lincoln Office

Opening of the Lincoln Office

July 2011 brought further expansion, with the opening of an office on the main Lincoln High Street.

Offering great convenience to passing shoppers, our Lincoln team concentrate on high quality conveyancing.

July 2012 - Lexcel awarded

Lexcel Accreditation

lexcel logo in whiteFollowing on from CQS, in 2012 we were granted the coveted and very hard to attain Lexcel standard. This required a very extensive audit and examination of all our procedures and a large number of files, and greatly enhances our ability to safely serve our clients.

Attaining and maintaining Lexcel is down to the hard work of Jane Overland, and now Estelle Conron and Sarah Foss, our office manager.

2014 - a year of change
2016 - Conveyancing.Lawyer established

July 2016 - Daniel Chard joins the partnership

In July 2016 the firm was pleased to announce that the Head of Conveyancing, Daniel Chard, had been brought into the partnership. Dan is a hugely experienced commercial and residential conveyancing lawyer, able to handle anything that a transaction throws at him. With Dan, you’re in safe hands.
